Terms and conditions of Mia Immobilien mit Herz GmbH – applicable to all business relationships and the use of our website.

- •Provision of exposés, documents and data rooms
All offers are non-binding. A contract is only concluded through:

- •Brokerage contract
- •Or confirmed assignment
3. Brokerage Activities
The Company provides classic brokerage services. A commission claim arises as soon as a main contract is concluded through the Company's activities (e.g. purchase, rental agreement, financing).
The amount of commission is based on:
- •Individual agreement
- •Exposé
- •Brokerage contract
Local commission regulations may also apply to international transactions.
4. International Properties
When brokering properties abroad (e.g. Dubai, Thailand, Turkey, Greece):
- •Brokerage is often carried out through partner companies
- •Foreign legal systems may partially apply
- •Notarial and tax rules may differ
The Company assumes no liability for:
- •Local legislative changes
- •Tax consequences
- •Legal particularities abroad
Clients are obliged to seek additional legal advice.
5. Financing Brokerage
The Company brokers financing through banks and partners.
- •There is no entitlement to financing
- •Cprimaryit decisions are made exclusively by banks
- •Offers are non-binding
Individual financing models are created based on client information. The client is obliged to provide accurate information.
6. Property Management
Property management services are provided on the basis of separate contracts. Scope of services and remuneration are agreed individually.
The Company is not liable for:
- •Decisions of the owners' association
- •Economic developments
- •Rental losses
7. Craftsman and Service Offerings
The Company brokers craftsman services. Contracts may be concluded:
- •Directly with partner companies
- •Or with the Company itself
In case of brokerage, the Company is only liable for careful selection, not for the execution. Cost estimates are non-binding.
8. Digital Content, Downloads & Data Rooms
The following may be provided via the website or by email:
- •Exposés
- •Financing documents
- •Contracts
- •Upload links
- •Download areas
These are intended exclusively for the respective client. Sharing with third parties is prohibited.
The Company assumes no liability for:
- •Data loss on the client's end
- •Technical disruptions
- •Incorrect use of documents
9. Client's Duty to Cooperate
The client undertakes to:
- •Provide accurate information
- •Supply complete documents
- •Not submit false financial data
- •Use property viewings truthfully
False information may lead to contract termination.
10. Liability
The Company is only liable in cases of intent and gross negligence. In cases of simple negligence, only for breach of essential contractual obligations.
No liability for:
- •Economic decisions of the client
- •Market developments
- •Financing rejections
- •Construction delays
- •International projects
11. Copyright
All website content is protected:

12. Data Protection

13. Contract Duration & Termination

14. Jurisdiction and Applicable Law
German law applies. The place of jurisdiction is – insofar as permissible – the registeprimary office of the Company. For consumers, the statutory regulations apply.
15. Severability Clause
Should individual provisions be invalid, the remainder of the contract shall remain effective.
