What requires extra care when selling in Leimen

Positioning vs Heidelberg

Leimen is often marketed as "Heidelberg-lite". That doesn't work. Leimen isn't Heidelberg – Leimen is the rational alternative. The exposé should own Leimen's strengths (price, calm, tram) rather than imitate HD.

Historic cement-plant proximity

The Heidelberg Materials (formerly HeidelbergCement) plant has a legacy in parts of Leimen. Dust emissions were an issue historically, now materially reduced. Buyer banks check contaminated-sites databases for near-plant addresses – procure it up front and communicate transparently.
