OEG proximity makes Eppelheim attractive for student rentals. 3-room units with individual-room layouts deliver stable yields.
City averages don't help any seller. Every micro-location brings its own buyers, prices and document requirements.
OEG stop as lead argument. Quote walk-to-stop time in minutes.
Toward HD-Weststadt. Dense, but the price advantage over HD stays.
Quieter residential streets, family preference. Name schools and daycare specifically.
Eppelheim has barely any open land. Stock is Altbau-heavy but not Altstadt-charming. Renovation and energy upgrades are the key value drivers – modernised properties comfortably outpace unrenovated ones.
In Eppelheim's core, parking is scarce. An assigned spot or underground parking is decision-critical, not optional.

Because they are extremely scarce. With 15,000 residents and barely any new-build land, only a handful of houses come to market per quarter – and HD-family demand materially exceeds supply. Condos are more available and more price-sensitive.
